Building demolition, and safety and health management plans for manufacturing and services

Building Management Act, Article 30

Building demolition plans and notification-scope review

Building demolition is either notifiable or permit-based. Permit-based demolition requires a plan prepared by a designated professional such as an architect or a Professional Engineer in structural, building construction or construction safety, and notifiable demolition also requires expert review. Our CEO holds both the Building Construction and Construction Safety PE licences and serves on demolition deliberation committees for Gimpo, Yongsan and Eunpyeong, so preparation and review are carried out directly.

ZEROONE deliversDemolition plan preparation, notification or permit scope review, and demolition deliberation support

Notifiable demolition (Building Management Act)

  • Partial demolition not affecting principal structural elements (bearing walls, columns, floors, beams, roof frames, main stairs)
  • Full demolition: floor area under 500 m², height under 12 m, three storeys or fewer including basement levels
  • Other: extension, alteration or reconstruction portions up to 85 m², and buildings under 200 m² and three storeys in management zones and similar areas
Even notifiable demolition near bus stops, subway entrances or pedestrian crossings may require a permit under local ordinance

Safety and health management plans for manufacturing and services

There is no statutory form for a manufacturing or services safety and health management plan. Since the Serious Accidents Punishment Act took effect, however, contracting and outsourcing clients increasingly require one at tender and contract stage as they evaluate the safety and health capability of their suppliers.
